Downtown vs Beamer Park vs Gibson Ranch vs Spring Lake

Woodland is the Yolo County seat — ZIP 95695 on the historic west and core, ZIP 95776 toward Spring Lake and the east side. It is not Davis and it is not West Sacramento. Downtown and the blocks off Main Street, Court Street, and College Street still hold bungalows, Victorians, and original windows. Beamer Park and the mid-century west side mix 1950s–70s ranches. Gibson Ranch and later west-side stock already have a different builder look. Spring Lake is newer planned housing. Those rooms do not take the same spec.

The usual mismatch is a kitchen of new board meeting core plaster — or a later tract patch that does not match the hallway orange peel. Valley sun off Interstate 5 and Highway 113 will show cheap taping the first afternoon the light hits the wall. Occupied houses need dust control.
