Which Texture Belongs on a San Ramon Wall
| Finish | Use it when | Skip it when |
|---|---|---|
| Match existing | Kitchen, addition, or patch on a Twin Creeks wall or a Dougherty Valley builder spray | The whole house is going smooth on purpose |
| Knockdown | The rest of the house already has it — common on 1970s–80s west-side stock | A modern smooth spec |
| Orange peel | Builder texture already on Gale Ranch, Windemere, and later planned streets | You are matching heavy knockdown |
| Skip trowel / old world | Hand pattern already in the house, or a Canyon Lakes Mediterranean remodel that needs the same stroke | You need a factory-flat wall |
| Level 4 | Smooth, normal light, flat or eggshell | Two-story sliders and dark paint will rake the joints |
| Level 5 | Open great rooms, dark color, higher sheen, hillside glass | The studs wave. A skim follows the framing |

Twin Creeks Walls vs Dougherty Valley Spray
San Ramon’s median house is late-1980s stock, but the city is two maps. Twin Creeks started in 1969. Crow Canyon and southern San Ramon still hold 1960s–80s houses with popcorn, mixed patches, and later kitchens. Canyon Lakes is gated 1980s Mediterranean around the golf course. East of Alcosta, Dougherty Valley, Gale Ranch, and Windemere are planned 2000s neighborhoods — two-story great rooms, sliders, HOA streets, and factory orange peel.
The usual mismatch is a kitchen or loft meeting that builder spray — or a Twin Creeks addition that does not match the original knockdown. Dark paint in an open living room more often wants Level 4 or Level 5 — and the framing has to be straight. Matching the house still beats a trend texture in one room of an HOA street.
Send a wide shot and a shot into the slider or window. That photo decides match vs Level 4 vs Level 5 faster than a tract name.

San Ramon Finishing FAQs
Do you do drywall finishing in San Ramon?
Yes. San Ramon finishing from our Fairfield shop — texture match, Level 4, Level 5, popcorn removal, and repair blend in 94582 and 94583.
Can you match orange peel or knockdown on a remodel?
Yes. That is the usual San Ramon request when a kitchen meets Dougherty Valley builder spray or Twin Creeks knockdown. Photos in side light first.
Do I need Level 5 in San Ramon?
Only if the light and the paint need it — two-story sliders, dark color, satin or gloss. Eggshell in a soft-lit bedroom is usually Level 4.
Can you skim old texture to smooth?
Often yes, if the board is sound. Old knockdown to Level 5 is more work than finishing new board. Popcorn-off-then-smooth is a common Twin Creeks scope.
Do you work in occupied San Ramon houses?
Yes. We protect floors and contain dust. A whole-house skim is still a dusty job — plan rooms. Townhomes and HOA streets need the same protection on shared walls.
Do you work in Dougherty Valley, Gale Ranch, and Twin Creeks?
Yes. Those neighborhoods, Windemere, Canyon Lakes, Crow Canyon, Norris Canyon, and City Center / Bishop Ranch are on the same finishing page. Text the street with the photos.
How much does drywall finishing cost in San Ramon?
It follows the finish, the square footage, and whether we match texture or skim. Photos first. Written scope — no hidden fees.
Are you licensed in California?
Yes. CSLB #265709. Look it up before you book us or anyone else.
