San Lorenzo Village Ranches vs Later Townhomes

San Lorenzo is unincorporated Alameda County. Most of it is San Lorenzo Village — David Bohannon’s 1944–1958 planned community of compact postwar ranches on tight lots, many on Via streets. The median house dates to about 1951. Lorenzo Manor and later pockets add similar mid-century stock. A few later townhome streets want a cleaner orange peel or Level 4. Older Grant / Lewelling farmhouse remnants are the exception, not the map.

The usual job is an occupied kitchen or addition meeting original Village texture or popcorn. Those 1940s studs have moved. A cheap skim will flash. Knockdown is often the honest hide. Dark paint in a west-facing room more often wants Level 4 — and Level 5 only if the plane is straight.
