Finishing We Do in San Leandro
Tape, mud, and sand
Joints and fasteners coated the right number of times. This is the work under every texture and every smooth wall.
Texture match
A kitchen, addition, or patch that has to look like the orange peel, knockdown, or plaster already in the house. Textures →
Level 4 smooth
The usual painted wall under flat or eggshell in normal light. Most bedrooms and hallways live here.
Level 5 skim
Full-field skim for bay and hillside sidelight, dark paint, or higher sheen. Framing has to be straight first. Level 4 & 5 →
Popcorn off, new finish on
Remove the ceiling texture on Washington Manor and other 1950s stock, repair the board, then knockdown, orange peel, or smooth. Popcorn removal →
Repair that disappears
Water cuts, holes, and cracks finished to the surrounding texture. Repair →
Which Texture Belongs on a San Leandro Wall
| Finish | Use it when | Skip it when |
|---|---|---|
| Match existing | Kitchen, addition, or patch meeting Estudillo plaster or a Washington Manor ranch wall | The whole house is going smooth on purpose |
| Knockdown | The rest of the house already has it — common on 1950s south-end tracts | A modern smooth spec |
| Orange peel | Builder texture already on Heron Bay, marina townhomes, or later condos | You are matching plaster or heavy knockdown |
| Skip trowel / old world | Hand pattern already in the house | You need a factory-flat wall |
| Level 4 | Smooth, normal light, flat or eggshell | Bay-O-Vista glass and dark paint will rake the joints |
| Level 5 | Hillside or marina sidelight, dark color, higher sheen | The plane is plaster-plus-drywall. A skim follows the wall |

Estudillo Plaster vs Washington Manor vs Bay-O-Vista Light
San Leandro’s median house dates to about 1952, but the city is not one tract. Downtown, Estudillo Estates, and Broadmoor still hold Craftsman bungalows, Spanish and Tudor rooms, and original plaster. Washington Manor, Floresta Gardens, and similar south-end streets are postwar ranches with popcorn and mixed patches. Mulford Gardens and the marina mix mid-century houses with later waterfront units. Bay-O-Vista sits on the hillside and catches bay sidelight. Heron Bay and later condos want a cleaner builder spray.
The usual mismatch is a kitchen of new board meeting plaster — or a Manor ranch patch that does not match the hallway. Occupied stacked units need dust control. Dark paint on a view wall more often wants Level 4 or Level 5 — and the plane has to be straight.
Send a wide shot and a shot into the window. That photo decides match vs Level 4 vs Level 5 faster than a tract name.

San Leandro Finishing FAQs
Do you do drywall finishing in San Leandro?
Yes. San Leandro finishing from our Fairfield shop — texture match, Level 4, Level 5, popcorn removal, and repair blend.
Can you match orange peel or knockdown on a remodel?
Yes. That is the usual San Leandro request when a kitchen meets Estudillo plaster or a Washington Manor ranch wall. Photos in side light first.
Do I need Level 5 in San Leandro?
Only if the light and the paint need it — Bay-O-Vista glass, dark color, satin or gloss. Eggshell in a soft-lit bedroom is usually Level 4. Plaster-plus-drywall rooms often cannot take a Level 5 promise if the plane is uneven.
Can you skim old texture or plaster to smooth?
Often yes, if the wall is sound. Mixed plaster-and-drywall to Level 5 is more work than finishing new board. Popcorn-off-then-smooth is a common Washington Manor scope.
Do you work in occupied San Leandro houses and condos?
Yes. We protect floors and contain dust. A whole-house skim is still a dusty job — plan rooms. Downtown and marina units need the same protection on shared walls.
Do you work in Estudillo, Washington Manor, and Bay-O-Vista?
Yes. Those neighborhoods, Broadmoor, Mulford Gardens, Heron Bay, downtown, and streets near San Leandro and Bay Fair BART are on the same finishing page. Text the street with the photos.
How much does drywall finishing cost in San Leandro?
It follows the finish, the square footage, and whether we match texture or skim. Photos first. Written scope — no hidden fees.
Are you licensed in California?
Yes. CSLB #265709. Look it up before you book us or anyone else.
