Old Town Grid vs View Pointe Lots

Rodeo is unincorporated West Contra Costa — San Pablo Bay, I-80 and Highway 4, between Hercules and Crockett. The median house dates to about 1946. The old grid near First Street and San Pablo Avenue still holds cottages, bungalows, and modest ranches that have been remodeled at least once. View Pointe sits on larger hillside lots with more sidelight. Later 1970s streets add single-story family houses. This is not a planned Hercules tract and not Crockett company housing.

The usual job is an occupied kitchen or addition meeting original texture or popcorn. Those 1940s studs have moved. A cheap skim will flash. Knockdown is often the honest hide. Dark paint in a west-facing View Pointe room more often wants Level 4 — and Level 5 only if the plane is straight.
