Modesto is an incorporated Stanislaus County city — Downtown, La Loma, the College Area, Village One, and northwest streets near Pelandale and Kiernan. McHenry Avenue, Highway 99, Needham, and I Street split those rooms. It is not one wall spec. Downtown still holds Craftsman bungalows and mid-century cottages. La Loma mixes ranch and Spanish Revival east of downtown. Village One is later planned housing in the northeast. Northwest rooms near Pelandale and Kiernan are newer still. Those rooms do not take the same spec.

The usual mismatch is new board meeting historic plaster or original ranch texture. Occupied houses need dust control. Matching the house still beats a trend texture in one room.
