Downtown vs South Merced vs North Merced vs Bellevue Ranch
Merced is the seat of Merced County — ZIPs 95340, 95341, and 95348 — on Highway 99 and Highway 140, the Yosemite gateway corridor. It is not Atwater and it is not Los Banos. Downtown still holds bungalows, Victorians, and Craftsman houses around Main Street, Courthouse Park, 18th–24th Streets, and M, N, O, and R Streets. Spaghetti Acres and Muir Wood keep that older in-town stock. South Merced takes cottages, ranch, and later infill. North Merced and Bellevue Ranch take builder texture and newer rooms near Bellevue Road and UC Merced. Those rooms do not take the same spec.
The usual mismatch is a kitchen of new board meeting a 1940s downtown wall — or a later patch that does not match the hallway orange peel. Central Valley sun off Highway 99, Yosemite Avenue, and Main Street will show cheap taping the first afternoon the light hits the wall. Occupied houses need dust control.
