Texture match or a true smooth wall. We tape, coat, and finish Lincoln homes from Fairfield — knockdown, orange peel, skip trowel, Level 4, or Level 5. A downtown bungalow next to a rebuild kitchen will show if we guess the pattern.

Finishing We Do in Lincoln

Tape, mud, and sand

Joints and fasteners coated the right number of times. This is the work under every texture and every smooth wall.

Texture match

A kitchen, addition, or rebuild that has to look like the plaster, knockdown, or orange peel already in the house — including downtown bungalows, Sun City interiors, and later Twelve Bridges walls. Textures →

Level 4 smooth

The usual painted wall under flat or eggshell in normal light. Most bedrooms and hallways live here.

Level 5 skim

Full-field skim for dark paint, higher sheen, original windows, or a room with hard Valley sidelight. Framing has to be straight first. Level 4 & 5 →

Popcorn off, new finish on

Remove older ceiling texture on mid-century ranch stock, repair the board, then knockdown, orange peel, or smooth. A common downtown and older in-town scope. Popcorn removal →

Repair that disappears

Water cuts, holes, and cracks finished to the surrounding texture. Occupied houses included. Repair →

Which Texture Belongs on a Lincoln Wall

Finish Use it when Skip it when
Match existing Kitchen, addition, or rebuild meeting a downtown bungalow, a Sun City Lincoln Hills hallway, or a later Twelve Bridges orange peel The whole house is going smooth on purpose
Knockdown Mid-century rooms or framing that will not go flat without a rebuild A modern smooth spec or a fine later orange peel
Orange peel Builder texture already on Sun City Lincoln Hills, Twelve Bridges, Verdera, Lincoln Crossing, and later interiors You are matching historic plaster or a factory-flat downtown kitchen
Skip trowel / old world Hand pattern already in a restored core house near First Street or a custom Verdera home You need a factory-flat wall
Level 4 Smooth, normal light, flat or eggshell — most Lincoln rooms Dark paint and side light will rake the joints — common under original windows
Level 5 A parlor, original windows, dark color, higher sheen, or a room that takes hard Valley sidelight The studs wave. A skim follows the framing — common on original bungalow and ranch stock

Downtown vs Sun City vs Twelve Bridges vs Lincoln Crossing

Lincoln is a Placer County city — ZIP 95648 — on Highway 65 north of Rocklin. It is not Roseville and it is not Rocklin. Downtown still holds bungalows, mid-century ranches, and original windows near First Street, G Street, McBean Park, and Highway 193. Sun City Lincoln Hills is a large 55+ planned community with early-2000s builder texture. Twelve Bridges and Verdera sit in the hills east of Highway 65. Lincoln Crossing is west of the freeway. Those rooms do not take the same spec.

The usual mismatch is a kitchen of new board meeting core plaster — or a later tract patch that does not match the hallway orange peel. Valley sun off Highway 65 and Twelve Bridges Drive will show cheap taping the first afternoon the light hits the wall. Occupied houses need dust control. Matching the house still beats a trend texture in one room.

Send a wide shot and a shot in side light. That photo decides match vs Level 4 vs Level 5 faster than a ZIP code.

Lincoln Finishing FAQs

Do you do drywall finishing in Lincoln?

Yes. Lincoln finishing from our Fairfield shop — texture match, Level 4, Level 5, popcorn removal, and repair blend in 95648.

Can you match orange peel or knockdown on a remodel?

Yes. That is the usual Lincoln request when a kitchen meets a downtown bungalow, a Sun City Lincoln Hills hallway, or a later Twelve Bridges room. Photos in side light first.

Do I need Level 5 in Lincoln?

Sometimes, in rooms with original windows, dark paint, higher sheen, or hard Valley sidelight. Eggshell in a soft-lit bedroom is usually Level 4. Original bungalow and ranch framing often cannot take a Level 5 promise.

Can you skim old texture to smooth?

Often yes, if the board is sound. Old knockdown to Level 5 is more work than finishing new board. Popcorn-off-then-smooth is a common mid-century scope here.

Do you work in occupied Lincoln houses?

Yes. We protect floors and contain dust. A whole-house skim is still a dusty job — plan rooms.

Do you work Downtown, in Sun City Lincoln Hills, and in Twelve Bridges?

Yes. Those areas, Verdera, Lincoln Crossing, Foskett Ranch, and streets near First Street, G Street, Highway 193, Ferrari Ranch Road, Twelve Bridges Drive, Joiner Parkway, and Highway 65 are on the same finishing page. Text the street with the photos.

Are you licensed in California?

Yes. CSLB #265709. Look it up before you book us or anyone else.
