Drywall Finishing in King City, CA
Texture match or a true smooth wall. We tape, coat, and finish King City homes from Fairfield — knockdown, orange peel, skip trowel, Level 4, or Level 5. A Broadway house next to a rebuild kitchen will show if we guess the pattern.
King City Finishing, Fairfield Crew
Ron Hogan Drywall has been family-owned since 1970. We are based in Fairfield, not a King City storefront. This page is drywall finishing and drywall texture in King City, CA — Broadway, First Street, Canal Street, San Lorenzo, later family streets, and homes near Highway 101 and Jolon Road.
Text “King City” with the photo. If the scope is hang-and-finish or a real texture match, we schedule it.
Finishing We Do in King City
Tape, mud, and sand
Joints and fasteners coated the right number of times. This is the work under every texture and every smooth wall.
Texture match
A kitchen, addition, or rebuild that has to look like the plaster, knockdown, or orange peel already in the house — including downtown rooms, Broadway interiors, and later family-street hallways. Textures →
Level 4 smooth
The usual painted wall under flat or eggshell in normal light. Most bedrooms and hallways live here.
Level 5 skim
Full-field skim for dark paint, higher sheen, original windows, or a room with hard Salinas Valley sidelight. Framing has to be straight first. Level 4 & 5 →
Popcorn off, new finish on
Remove older ceiling texture on mid-century ranch stock, repair the board, then knockdown, orange peel, or smooth. A common in-town and 1950s–60s scope. Popcorn removal →
Repair that disappears
Water cuts, holes, and cracks finished to the surrounding texture. Occupied houses included. Repair →
Which Texture Belongs on a King City Wall
| Finish | Use it when | Skip it when |
|---|---|---|
| Match existing | Kitchen, addition, or rebuild meeting a Broadway house, a First Street hallway, or a later family-street interior | The whole house is going smooth on purpose |
| Knockdown | Mid-century rooms or framing that will not go flat without a rebuild | A modern smooth spec or a fine later orange peel |
| Orange peel | Builder texture already on later interiors and 1980s–2000s family streets | You are matching historic plaster or a factory-flat downtown kitchen |
| Skip trowel / old world | Hand pattern already in a restored core house or a custom rebuild | You need a factory-flat wall |
| Level 4 | Smooth, normal light, flat or eggshell — most King City rooms | Dark paint and side light will rake the joints — common under original windows |
| Level 5 | A parlor, original windows, dark color, higher sheen, or a room that takes hard Salinas Valley sidelight | The studs wave. A skim follows the framing — common on original downtown and 1940s–60s ranch stock |

Broadway vs First Street vs Later Family Streets
King City is a Monterey County city in the southern Salinas Valley — ZIP 93930 — on Highway 101 south of Greenfield. It is not Greenfield and it is not San Lucas. Downtown still holds older houses and original windows near Broadway, First Street, Canal Street, and San Lorenzo — Broadway was the old highway through town. Later family streets take mid-century ranch and 1980s–2000s builder texture. Those rooms do not take the same spec.
The usual mismatch is a kitchen of new board meeting core plaster — or a later patch that does not match the hallway orange peel. Salinas Valley sun off Highway 101 and Broadway will show cheap taping the first afternoon the light hits the wall. Occupied houses need dust control. Matching the house still beats a trend texture in one room.
Send a wide shot and a shot in side light. That photo decides match vs Level 4 vs Level 5 faster than a ZIP code.

King City Finishing FAQs
Do you do drywall finishing in King City?
Yes. King City finishing from our Fairfield shop — texture match, Level 4, Level 5, popcorn removal, and repair blend in 93930.
Can you match orange peel or knockdown on a remodel?
Yes. That is the usual King City request when a kitchen meets a Broadway house, a First Street hallway, or a later family-street room. Photos in side light first.
Do I need Level 5 in King City?
Sometimes, in rooms with original windows, dark paint, higher sheen, or hard Salinas Valley sidelight. Eggshell in a soft-lit bedroom is usually Level 4. Original downtown and 1940s–60s ranch framing often cannot take a Level 5 promise.
Can you skim old texture to smooth?
Often yes, if the board is sound. Old knockdown to Level 5 is more work than finishing new board. Popcorn-off-then-smooth is a common mid-century scope here.
Do you work in occupied King City houses?
Yes. We protect floors and contain dust. A whole-house skim is still a dusty job — plan rooms.
Do you work on Broadway, First Street, and Canal Street?
Yes. Those streets, San Lorenzo, later family streets, and homes near Highway 101 and Jolon Road are on the same finishing page. Text the street with the photos.
How much does drywall finishing cost in King City?
It follows the finish, the square footage, and whether we match texture or skim. Photos first. Written scope — no hidden fees.
Are you licensed in California?
Yes. CSLB #265709. Look it up before you book us or anyone else.
