Why Steel Framing Lasts
Light-gauge metal studs do not twist like wet lumber. That is why a commercial partition still looks flat years after paint. It is not why a skyscraper stands.
The Stud in Your Wall. Not a Landmark.
Ron Hogan Drywall has been family-owned since 1970. We frame interior metal studs and hang drywall. Galvanized light-gauge steel lasts because it stays in plane and is not food for termites. It does not last because we compared it to the Empire State Building.
What Actually Lasts
It does not twist as it dries
Wood moves. That movement shows as cracks and waves after finish. Metal studs do not shrink like lumber. Wood problems →
Termites skip the stud
Insects do not eat galvanized track. They can still live in the building. The stud is just not the meal.
It does not feed a fire
Non-combustible studs. The wall rating is still the listed board and joints. Steel also loses strength in a hot fire — it is not magic. Type X →
What Shortens the Life of Metal Studs
- Standing water and a cut coating — galvanizing helps; it is not a submarine
- The wrong gauge for the height of the wall
- A layout that was never straight on day one

Durability FAQs
Does steel last centuries in a house wall?
We will not put a century on an interior stud. It outlasts wet, twisting lumber. That is the useful claim.
Will it rust in the Bay Area?
Interior galvanized studs in a dry cavity do fine. A wet, damaged coating is a different wall. Keep water out.
