Steel / Metal Stud Framing in San Gabriel, CA

Light-gauge steel and metal stud framing in San Gabriel — interior partitions, tenant-improvement walls, soffits, and fire-rated assemblies. We frame the wall so the drywall stays flat: Valley Boulevard mixed-use, Las Tunas and San Gabriel Boulevard shops, Mission District interiors, and ranch or Period Revival rooms north of Las Tunas. A Golden Mile TI and a Rosemont Park remodel are not the same stud job.

San Gabriel Framing, Fairfield Crew

Ron Hogan Drywall has been family-owned since 1970. We are based in Fairfield, not a San Gabriel storefront. This page is steel / metal stud framing in San Gabriel, CA — Mission District on Mission Drive, Broadway, and Mission Road; Valley Boulevard, Las Tunas Drive, San Gabriel Boulevard, and Del Mar Avenue; and homes in San Gabriel Village, Rosemont Park, Oak Knoll, Mount Vernon, and the streets north of Las Tunas.

Metal Stud Work We Do in San Gabriel

Interior partition walls

Track, studs, and bracing for new rooms, office layouts, and non-load-bearing walls in 91775 and 91776. This is the skeleton the board hangs on.

Tenant improvement framing

Retail, restaurant, office, and mixed-use build-outs on Valley Boulevard, Las Tunas Drive, and San Gabriel Boulevard. If the drawing says steel studs, that is the bid. Commercial framing →

Soffits, bulkheads, and chases

Dropped ceilings, kitchen hood wraps, and framed openings so boxes, ducts, and lights have a home before drywall.

Fire-rated and heavier-gauge walls

Listed assemblies, Type X board later, and heavier studs when the plan or the engineer calls for them. The rating is the whole wall — not the stud alone.

Remodel and ADU partitions

New interior steel walls inside an existing San Gabriel house when the finish needs a straighter plane than bowed lumber. Wood structure stays wood unless the plan says otherwise. Metal vs wood →

Frame and hang together

One crew frames the metal, hangs the board, and can finish it. Split bids leave missing backing and wavy walls. Services →

Which Stud Belongs on a San Gabriel Job

Stud Use it when Skip it when
Light-gauge metal (what we frame) Valley Boulevard TI, Las Tunas retail, Mission District interiors, rated commercial walls, or a house remodel that needs a flat plane for Level 4 / Level 5 You need beams and columns that hold the building up — that is structural steel, a different contractor
25-ga interior studs Short, non-load-bearing partitions with a normal finish Tall walls, high-abuse corridors, or a spec that names 20-ga or heavier
20-ga / heavier track and studs Taller mixed-use walls, door-heavy TI, commercial corridors, or engineer notes A simple closet that never needed the extra gauge
Wood studs Most San Gabriel house walls with no commercial spec — ranch rooms, Period Revival interiors, Village and north-of-Las-Tunas bedrooms The plan already says steel, or the finish will show every bow
Furring / hat channel on masonry Concrete, block, or older Mission District walls that need a cavity for boxes before drywall Glue-only board on a finished living space

Mission District vs Valley Boulevard vs North of Las Tunas

San Gabriel is its own city in Los Angeles County — ZIPs 91775 and 91776 — between Alhambra, San Marino, Temple City, and Rosemead. It is not Alhambra and it is not Temple City. The Mission District still holds the civic core around Mission Drive, Broadway, Mission Road, and the Playhouse. Valley Boulevard takes restaurants, retail, hotels, and new mixed-use. Las Tunas Drive and San Gabriel Boulevard take neighborhood shops and offices. North of Las Tunas takes 1920s–50s houses: Period Revival, Minimal Traditional, ranch, San Gabriel Village, Rosemont Park, Oak Knoll, and Mount Vernon.

The usual mismatch is treating a Valley Boulevard tenant wall like a bedroom 2×4 — or promising a factory-flat skim on a ranch wall that was never framed straight. San Gabriel heat and sidelight off Valley and Del Mar will show cheap framing the first afternoon the paint dries. Occupied houses and open businesses need a clean layout, backing for cabinets and TVs, and a stud plane the finish can live with. Matching the spec still beats guessing the gauge.

Send the plan sheet or a wide shot of the room. That photo decides wood hang-only vs new metal studs faster than a ZIP code.

San Gabriel Metal Stud FAQs

Do you do steel / metal stud framing in San Gabriel?

Yes. Interior light-gauge metal stud framing in San Gabriel, CA 91775–91776 from our Fairfield shop — partitions, TI walls, soffits, heavier-gauge spec walls, and frame-and-hang.

Is this structural steel?

No. We frame interior light-gauge studs, track, headers, and soffits. Beams and columns that hold the building up are a different contractor.

Do San Gabriel houses use metal studs or wood?

Most house walls here are still wood. Metal wins on commercial TI, rated partitions, and remodels that need a straighter plane for a smooth finish. If the drawing names the stud, that wins.

Can you frame a restaurant or shop on Valley Boulevard?

Yes. Occupied retail and restaurant TIs are a usual San Gabriel request — new partitions, soffits, and backing, then hang if the scope includes board. Photos or plans first.

Do you work occupied San Gabriel buildings?

Yes. Floors are protected and the layout is planned around an open shop or an occupied house. A full TI is still a construction job — plan rooms.

Do you work the Mission District, Valley Boulevard, and north of Las Tunas?

Yes. Mission Drive, Broadway, Mission Road, Valley Boulevard, Las Tunas Drive, San Gabriel Boulevard, Del Mar Avenue, San Gabriel Village, Rosemont Park, Oak Knoll, and Mount Vernon are on the same framing page. Text the street with the photos.

How much does metal stud framing cost in San Gabriel?

It follows the gauge, wall height, how cut-up the layout is, fire rating, access, and whether we only frame or also hang and finish. Photos or plans first. Written scope — no hidden fees.

Are you licensed in California?

Yes. CSLB #265709. Look it up before you book us or anyone else.
