King Harbor vs PCH / Riviera vs North Redondo
Redondo Beach is its own city in Los Angeles County — ZIPs 90277 and 90278 — between Hermosa Beach, Manhattan Beach, and Torrance. It is not Hermosa and it is not Torrance. South Redondo 90277 holds the Pier, King Harbor, Catalina Avenue, Esplanade, and Pacific Coast Highway. Riviera Village sits at the south end. Hollywood Riviera often carries a 90277 ZIP and is still Torrance. North Redondo 90278 takes Aviation, Artesia, Inglewood Avenue, townhome streets, and office parks inland of the beach.
Harbor air and salt do not make metal magic. Galvanized light-gauge steel is not food for termites and it does not twist like wet lumber. It will still rust if the coating is cut and the wall stays wet. The usual mismatch is treating a King Harbor restaurant wall like a bedroom 2×4 — or promising Level 5 on a townhome wall that was never framed flat. Occupied houses and open shops need a clean layout, backing for cabinets and TVs, and a stud plane the finish can live with.
