Old Towne vs Tustin Street vs The Outlets

Orange is an incorporated city in northern Orange County — ZIPs 92866, 92867, 92868, and 92869 — about three miles north of Santa Ana. It is not Orange County as a whole, and it is not Santa Ana, Anaheim, Garden Grove, Tustin, or Villa Park. Permits inside city limits run through the City of Orange Building and Safety Services at 300 E. Chapman Avenue. County Public Works is a different desk. Text the street so we bid the right hall.

Chapman Avenue and Glassell Street cross at the Plaza in Old Towne — a National Register historic district. Tustin Street and Katella Avenue carry more commercial traffic. City Boulevard and the 5 / 22 / 57 interchange pick up The Outlets at Orange in 92868. El Modena and east Orange sit toward 92869. Orange Park Acres is the hillside and equestrian edge. Chapman University sits next to Old Towne. Historic-district work can add design review on top of the building permit.

The usual mismatch is treating an Old Towne tenant wall like a bedroom 2×4 — or hanging a Level 5 restaurant finish on cottage framing that only needed wood hang-only.
