Steel / Metal Stud Framing in Newport Beach, CA

Light-gauge steel and metal stud framing in Newport Beach — interior partitions, tenant-improvement walls, soffits, and fire-rated assemblies. We frame the wall so the drywall stays flat: Fashion Island suites, Balboa shops, Corona del Mar interiors, and house remodels. A Newport Beach mailing label and a Costa Mesa or Irvine job are not the same city hall.

Metal Stud Work We Do in Newport Beach

Interior partition walls

Track, studs, and bracing for new rooms, office layouts, and non-load-bearing walls in 92660–92663. This is the skeleton the board hangs on.

Tenant improvement framing

Retail, restaurant, and office build-outs at Fashion Island, Newport Center, and along Pacific Coast Highway. If the drawing says steel studs, that is the bid. Commercial framing →

Harbor and village interiors

Shop partitions, restaurant walls, and rated assemblies on Balboa Peninsula, Balboa Island, Lido, and Corona del Mar Village. Peninsula access still does not change the stud spec.

Soffits, bulkheads, and chases

Dropped ceilings, kitchen hood wraps, and framed openings so boxes, ducts, and lights have a home before drywall.

Fire-rated and heavier-gauge walls

Listed assemblies, Type X board later, and heavier studs when the plan or the engineer calls for them. The rating is the whole wall — not the stud alone.

Remodel and ADU partitions

New interior steel walls inside an existing Newport Beach house when the finish needs a straighter plane than bowed lumber. Wood structure stays wood unless the plan says otherwise. Metal vs wood →

Frame and hang together

One crew frames the metal, hangs the board, and can finish it. Split bids leave missing backing and wavy walls. Services →

Which Stud Belongs on a Newport Beach Job

Stud Use it when Skip it when
Light-gauge metal (what we frame) Fashion Island TI, Newport Center offices, Balboa and CdM shops, rated commercial walls, or a remodel that needs a flat plane for Level 4 / Level 5 You need beams, columns, or bluff structure that hold the house up — that is a different contractor
25-ga interior studs Short, non-load-bearing partitions with a normal finish Tall walls, high-abuse corridors, or a spec that names 20-ga or heavier
20-ga / heavier track and studs Taller commercial walls, restaurant TIs, Newport Center offices, or engineer notes A simple closet that never needed the extra gauge
Wood studs Most house walls on the Peninsula, Balboa Island, Corona del Mar, and Newport Coast with no commercial spec The plan already says steel, or the finish will show every bow
Furring / hat channel on masonry Concrete or block walls that need a cavity for boxes before drywall Glue-only board on a finished living space

Fashion Island vs Balboa vs Corona del Mar

Newport Beach is an incorporated coastal Orange County city. Standard city ZIPs are 92660, 92661, 92662, and 92663. Corona del Mar uses 92625 and Newport Coast uses 92657 — both can sit inside city limits even when the mailing city is different. Costa Mesa sits north. Irvine sits northeast. Huntington Beach sits northwest. Laguna Beach sits south. It is not Costa Mesa and it is not Irvine. Permits inside city limits run through the City of Newport Beach Permit Center at 100 Civic Center Drive. Coastal-zone work can add another review. Text the street so we bid the right desk.

Fashion Island and Newport Center sit in 92660 with Civic Center Drive, Newport Center Drive, and Jamboree. Pacific Coast Highway and Newport Boulevard are the main spines. Balboa Boulevard and numbered streets run the Peninsula (92661). Marine Avenue is the Balboa Island spine (92662). Corona del Mar Village sits on PCH with the flower streets. Newport Coast is the hillside gated edge. Tight peninsula lots and ferry-access streets change parking and material staging — not the stud spec.

The usual mismatch is treating a Fashion Island tenant wall like a bedroom 2×4 — or hanging a Level 5 restaurant finish on cottage framing that only needed wood hang-only. Interior metal studs do not hold a bluff house up. Occupied cottages, open shops, and after-hours offices need a clean layout, backing for cabinets and TVs, and a stud plane the finish can live with. Matching the spec still beats guessing the gauge. Send the plan sheet or a wide shot of the room. That photo decides wood hang-only vs new metal studs faster than a ZIP code.

Not on This Page

No fake Newport Beach address. No structural steel building. No promise that metal studs hold a bluff house up. We frame interior light-gauge walls and hang drywall on wood or steel. A closet does not need a shaft-wall spec. This page is Newport Beach — not Costa Mesa, Irvine, Laguna Beach, or Huntington Beach.

Newport Beach Metal Stud FAQs

Do you do steel / metal stud framing in Newport Beach?

Yes. Interior light-gauge metal stud framing in Newport Beach, CA 92660–92663 from our Fairfield shop — partitions, Fashion Island TI walls, Balboa interiors, soffits, heavier-gauge spec walls, and frame-and-hang.

Is Corona del Mar or Newport Coast a different city?

Usually no. Corona del Mar (92625) and Newport Coast (92657) are communities inside the City of Newport Beach even when the mailing city is different. Costa Mesa, Irvine, Laguna Beach, and Huntington Beach are separate cities. Text the street so we bid the right hall.

Is this structural steel?

No. We frame interior light-gauge studs, track, headers, and soffits. Beams, columns, and bluff structure that hold the house up are a different contractor.

Do Newport Beach houses use metal studs or wood?

Most house walls here are still wood — Peninsula cottages, Balboa Island, Corona del Mar, and Newport Coast included. Metal wins on Fashion Island TIs, shop interiors, rated partitions, and remodels that need a straighter plane for a smooth finish. If the drawing names the stud, that wins.

Can you frame a shop at Fashion Island or on Balboa?

Yes. Occupied retail and restaurant TIs at Fashion Island, Newport Center, Balboa Peninsula, Balboa Island, and Corona del Mar Village are a usual request — new partitions, soffits, and backing, then hang if the scope includes board.

Do you work occupied Newport Beach buildings?

Yes. Floors are protected and the layout is planned around an occupied cottage, an open village shop, or an after-hours office. A full TI is still a construction job — plan rooms. Tight peninsula streets change staging, not the wall spec.

Do you work PCH, Fashion Island, Balboa, and Newport Coast?

Yes. Pacific Coast Highway, Newport Boulevard, Newport Center Drive, Jamboree Road, Balboa Boulevard, Marine Avenue, and Civic Center Drive are on the same framing page. Text the street with the photos.

Who issues the permit in Newport Beach?

The City of Newport Beach Permit Center at 100 Civic Center Drive. Costa Mesa, Irvine, Laguna Beach, and Huntington Beach are different desks. Coastal-zone work can add another review — that is why the street matters.

How much does metal stud framing cost in Newport Beach?

It follows the gauge, wall height, how cut-up the layout is, fire rating, access, parking, and whether we only frame or also hang and finish. Photos or plans first. Written scope — no hidden fees.

Are you licensed in California?

Yes. CSLB #265709. Look it up before you book us or anyone else.
