Ladera Ranch is an unincorporated South Orange County master-planned community — ZIP 92694. There is no Ladera Ranch city hall. Building permits go through Orange County Development Services / Building & Safety at 601 N. Ross Street in Santa Ana. LARMAC and the village Architectural Review Committee add a second review on most house work. Mission Viejo is an incorporated city to the west. San Juan Capistrano sits southwest. Rancho Santa Margarita sits north. Rancho Mission Viejo sits south and often shares the same 92694 mailing label. Sharing Capistrano Unified does not share a permit desk. Text the street so we bid the right place.

Antonio Parkway and Crown Valley Parkway are the commercial spines. Mercantile East, Mercantile West, Bridgepark Plaza, and the Terrace Shops hold the shop TIs.
