Steel / Metal Stud Framing in Glendora, CA

Light-gauge steel and metal stud framing in Glendora — interior partitions, tenant-improvement walls, soffits, and fire-rated assemblies. We frame the wall so the drywall stays flat: Glendora Village shops, Foothill Boulevard interiors, Route 66 and Arrow Highway build-outs, Grand Avenue retail, and foothill house rooms north of Sierra Madre. A Route 66 TI and a hillside remodel are not the same stud job.

Glendora Framing, Fairfield Crew

Ron Hogan Drywall has been family-owned since 1970. We are based in Fairfield, not a Glendora storefront. This page is steel / metal stud framing in Glendora, CA 91740 and 91741 — Glendora Avenue, Foothill Boulevard, Route 66, Arrow Highway, Grand Avenue, Lone Hill Avenue, Barranca Avenue, Gladstone Street, Sierra Madre Avenue, and Live Oak Avenue.

Metal Stud Work We Do in Glendora

Interior partition walls

Track, studs, and bracing for new rooms, office layouts, and non-load-bearing walls in 91740 and 91741. This is the skeleton the board hangs on.

Tenant improvement framing

Retail, restaurant, medical, and office build-outs on Route 66, in the Village on Glendora Avenue, and at Grand Avenue and Lone Hill. If the drawing says steel studs, that is the bid. Commercial framing →

Soffits, bulkheads, and chases

Dropped ceilings, kitchen hood wraps, and framed openings so boxes, ducts, and lights have a home before drywall.

Fire-rated and heavier-gauge walls

Listed assemblies, Type X board later, and heavier studs when the plan or the engineer calls for them. The rating is the whole wall — not the stud alone.

Remodel and ADU partitions

New interior steel walls inside an existing Glendora house when the finish needs a straighter plane than bowed lumber. Wood structure stays wood unless the plan says otherwise. Metal vs wood →

Frame and hang together

One crew frames the metal, hangs the board, and can finish it. Split bids leave missing backing and wavy walls. Services →

Which Stud Belongs on a Glendora Job

Stud Use it when Skip it when
Light-gauge metal (what we frame) Route 66 TI, Village and Foothill shops, Grand Avenue retail, rated commercial walls, or a remodel that needs a flat plane for Level 4 / Level 5 You need beams, columns, or hillside structure that hold the house up — that is a different contractor
25-ga interior studs Short, non-load-bearing partitions with a normal finish Tall walls, high-abuse corridors, or a spec that names 20-ga or heavier
20-ga / heavier track and studs Taller commercial walls, door-heavy restaurant TI, or engineer notes A simple closet that never needed the extra gauge
Wood studs Most Glendora house walls with no commercial spec — Village bungalows, south-side ranches, and rooms off Live Oak and Sierra Madre The plan already says steel, or the finish will show every bow
Furring / hat channel on masonry Concrete or block walls that need a cavity for boxes before drywall Glue-only board on a finished living space

The Village vs Route 66 vs the Foothills

Glendora is an incorporated city in the eastern San Gabriel Valley — ZIPs 91740 and 91741 — between Azusa, San Dimas, Covina, Charter Oak, and the San Gabriel Mountains. It is not Azusa and it is not San Dimas. The I-210 and South Hills split north-side Village and foothill streets from the south-side commercial belt. Permits run through the City of Glendora Building Division, not Los Angeles County unincorporated.

Glendora Avenue between Foothill and Bennett is the Village core. Foothill Boulevard is the old downtown alignment. Route 66 — the former Alosta Avenue — is the main east-west commercial corridor from Barranca to Amelia. Grand Avenue and Lone Hill take larger retail and auto-center work. Arrow Highway and Gladstone take more strip shops and south-side build-outs. Sierra Madre and the streets climbing toward the mountains take hillside houses.

The usual mismatch is treating a Route 66 tenant wall like a bedroom 2×4 — or promising a factory-flat skim on a foothill house wall that was never framed straight. Interior metal studs do not hold a hillside house up. Occupied houses and open shops need a clean layout, backing for cabinets and TVs, and a stud plane the finish can live with. Matching the spec still beats guessing the gauge. Send the plan sheet or a wide shot of the room. That photo decides wood hang-only vs new metal studs faster than a ZIP code.

Not on This Page

No fake Glendora address. No structural steel building. No promise that metal studs hold a foothill house up. We frame interior light-gauge walls and hang drywall on wood or steel. A closet does not need a shaft-wall spec. This page is Glendora — not Azusa, San Dimas, Covina, or Charter Oak.

Glendora Metal Stud FAQs

Do you do steel / metal stud framing in Glendora?

Yes. Interior light-gauge metal stud framing in Glendora, CA 91740 and 91741 from our Fairfield shop — partitions, TI walls, soffits, heavier-gauge spec walls, and frame-and-hang.

Is Glendora its own city?

Yes. Glendora is an incorporated city in Los Angeles County. Building permits run through the City of Glendora Building Division. Azusa, San Dimas, Covina, and unincorporated Charter Oak are different places — text the street so we bid the right parcel.

Is this structural steel?

No. We frame interior light-gauge studs, track, headers, and soffits. Beams, columns, and hillside structure that hold the house up are a different contractor.

Do Glendora houses use metal studs or wood?

Most house walls here are still wood. Metal wins on commercial TI, rated partitions, and remodels that need a straighter plane for a smooth finish. If the drawing names the stud, that wins.

Can you frame a shop on Route 66, Foothill, or Grand Avenue?

Yes. Occupied retail and restaurant TIs on Route 66, in the Village on Glendora Avenue and Foothill Boulevard, and on Grand Avenue and Lone Hill are a usual request — new partitions, soffits, and backing, then hang if the scope includes board.

Do you work occupied Glendora buildings?

Yes. Floors are protected and the layout is planned around an open shop or an occupied house. A full TI is still a construction job — plan rooms.

Do you work the Village, Route 66, Arrow Highway, and the foothills?

Yes. Glendora Avenue, Foothill Boulevard, Route 66, Arrow Highway, Grand Avenue, Lone Hill Avenue, Barranca Avenue, Gladstone Street, Sierra Madre Avenue, and Live Oak Avenue are on the same framing page. Text the street with the photos.

How much does metal stud framing cost in Glendora?

It follows the gauge, wall height, how cut-up the layout is, fire rating, access, and whether we only frame or also hang and finish. Photos or plans first. Written scope — no hidden fees.

Are you licensed in California?

Yes. CSLB #265709. Look it up before you book us or anyone else.
